Why do I have to sign a 60 days listing contract? 

If a house sells or ratify within 30 days, an extra 30-45 days is still needed for loan and title processing.

What happen if my house does not sell after the 60 days listing? 

If your house does not sell, you have the option to extend the listing for a specific time or until it sells and there is no additional cost to you.
